Analyzing Commission Structure
There are two sides to the real estate commission, the portion that the Listing agent charges you and the portion that is paid to the Buyer's agent (The agent who brings the offer on your home and represents the Buyer). Jodi and Bruno pride themselves with offering quality service and results.
In the 1980s, the standard real estate fee was 6%. This fee was typically split between the Listing Broker and the Co-operating Broker (Buyers’ Agent). Companies had strict policies that listings were not to be taken for less than 6%.
When the real estate market is strong, there are many discount brokerage firms that surface. Their objective is to generate volume so that they can obtain a reasonable profit. With this, ultimately, service is compromised. The cost to run a real estate business is considerable, and as a result many of these firms will often times not survive difficult years. We have seen discount firms that have come and gone over the years.
In today’s competitive market the typical, non-discounted real estate fee has been reduced to 5%. Each realtor and organization can set their own rates.
There are often misleading ads that discuss realtor fees. One common slogan states that the maximum commission rate paid is 2.5%. This statement is followed by an asterisk, and in small print states “To the Selling Broker”. This often causes confusion to many consumers who mistakenly believe that this is the total commission payable. The fact is that this only account only for the Buyers’ Agent fees, and does not take into consideration the fees for the fees for the seller.
Another common slogan is when the Listing Broker states that if they sell the property personally, they will reduce their fee to 1% or 2%. You should question the motivation of the Listing Broker to aggressively market your home; when they can sell other properties to a prospective Buyer and obtain the standard 2.5% commission rate.
Some Listing Brokers will take a listing for a lower commission rate and then pay the Co-operating Broker less than the standard 2.5% fee. This is not a good practice as many realtors will not be motivated to show their Buyer’s that listing.
As a consumer, you want to pay a fair commission, but be aware of the value added services that you will receive. There is such a range in quality of services available; that a Seller should consider all factors before making a final decision.

Selling your home is one of the biggest decisions you will make, having a Realtor that you can trust and knowing that they will fully represent you is very important.
When interviewing Real Estate Agents, make sure that they explain in detail and in writing what their services offer. Remember the old saying "Good is not cheap, and Cheap is not good".
